The Mid-April Tune-Up

3 Hacks to Polish Your Property & Protect Your Foundation

3 Hacks to Polish Your Property & Protect Your Foundation

Good afternoon, Salt Lake! It’s Wednesday, and while the Wasatch peaks are still holding onto that white cap, the valley is officially waking up. We’ve survived the "Spring Relapse" and the mudroom chaos—now, it’s time to move from surviving to thriving.

This week, we’re focusing on a few "invisible" issues that Utah’s unique climate (looking at you, hard water and clay soil) throws our way. Here are three quick hacks to get your property polished and protected before the May flowers arrive.

1. The "Hard Water" Mailbox Makeover

Between the winter road salt and our notoriously mineral-heavy Utah water, black metal mailboxes, house numbers, and light fixtures often look dull and "ashy" by mid-April.

  • The Hack: Don’t just wash them with soap and water (which can leave more spots). Instead, apply a tiny bit of olive oil or WD-40 to a microfiber cloth and buff the metal surfaces.

  • The SLC Benefit: This creates a hydrophobic barrier that makes the next "mud-rain" bead right off. It restores that "new construction" luster to your curb appeal in under 60 seconds.

2. The "Foundation Flush" (The 5-Gallon Test)

With the snowpack melting in the canyons and the heavy spring rains on the horizon, it’s time to check the drainage around your foundation. Salt Lake's clay-heavy soil is famous for compacting and shifting.

  • The Hack: Grab a 5-gallon bucket of water and pour it quickly near your foundation where the soil meets the concrete (aim for an area near a window well). Watch the "drain time."

  • The SLC Benefit: If the water pools for more than 2 minutes, your soil has compacted or sloped inward. A quick afternoon of "grading"—adding a bit of topsoil to ensure the ground slopes away from the house—can save you from a flooded basement during a May downpour.

3. The "Canyon Wind" Screen Silencer

We finally have those 65°F days where we want the house open to catch the breeze. However, our local canyon winds often mean screen doors are slamming, whistling, or squeaking.

  • The Hack: Use clear silicone spray (avoid heavy grease, which attracts Utah dust) on the pneumatic closer arm. Then, rub a dry bar of soap on the door latch and strike plate.

  • The SLC Benefit: This silences the "chatter" caused by the wind and ensures the door closes smoothly every time without that annoying metal-on-metal screech.

Pro-Tip for the Weekend: If these hacks have you feeling inspired to start some deeper landscaping or tree planting, remember to dial 811 before you break ground! It’s a free service that marks your underground utility lines so you don’t accidentally trade your garden shovel for a power outage.

Happy Hump Day!
